1. Introducing Yourself and Your Services

Reading: Meeting a New Client

My name is Anna, and I work as a real estate agent in Greece. I help people find houses and apartments to rent or buy. I work with local people and foreign clients.

Our agency offers different types of properties. We have small apartments, family houses and holiday homes. Some properties are near the beach, and others are in the town centre or in quiet villages.

Many of our clients are tourists who want to rent an apartment for their holidays. Other clients want to buy a holiday home or move to Greece.

When I meet a new client, I ask a few simple questions. Are they looking for a house or an apartment? Do they want to rent or buy? How many bedrooms do they need? What is their budget?

I listen carefully and show them suitable properties. I also give information about prices, locations and local services.

My job is to help clients find the right property and make the process easy and comfortable for them.

2. Types of Properties

Reading: Different Homes for Different People

Our real estate agency offers many types of properties in Greece. We have apartments, houses, villas and holiday homes for rent or sale.

Apartments are very popular with tourists and young couples. Some apartments are small and have one bedroom, a living room, a kitchen and a bathroom. Larger apartments are suitable for families.

We also have traditional Greek houses in small villages. These houses are often old but beautiful. Some have a garden or a large terrace.

Villas are usually bigger and more expensive. Many villas have a private swimming pool, a garden and a beautiful sea view. They are popular with families and groups of friends.

Some clients want to rent a property for a week or two. Others want to buy a home and live in Greece permanently.

Every client has different needs. Our job is to help them choose the right type of property.

3. Describing a Property

Reading: A Beautiful Apartment Near the Sea

Today I want to show you a lovely apartment in a small Greek town. It is on the first floor of a modern building, only five minutes from the beach.

The apartment is 75 square metres. It has two bedrooms, a living room, a kitchen and one bathroom. There is also a large balcony with a beautiful view of the sea.

The living room is bright and comfortable. It has two large windows and a door to the balcony. The kitchen is modern and has everything you need.

Both bedrooms are quiet. The main bedroom has a double bed and a large wardrobe. The second bedroom is smaller and has two single beds.

The apartment is in good condition and is ready to move into. It is suitable for a couple or a small family.

The monthly rent is 850 euros. Would you like to visit the apartment and see it for yourself?

4. Furniture, Equipment and Facilities

Reading: Is the Apartment Fully Furnished?

Many clients ask about furniture and equipment before they rent an apartment. They want to know what is included in the property.

Our holiday apartments are usually fully furnished. This means that they have beds, tables, chairs, sofas and wardrobes. The kitchens have a fridge, a cooker and basic kitchen equipment.

Most apartments also have air conditioning, which is very important during the hot Greek summer. Some properties have a washing machine, a dishwasher and a television.

Internet access is another important question. Many tourists need Wi-Fi because they want to work online or keep in touch with their families.

Some apartment buildings have extra facilities, such as a swimming pool, a lift or private parking. These facilities can make a property more attractive.

Before a client books or rents an apartment, I explain what is available and what is not included. Clear information helps clients make the right decision.

5. Location and Surroundings

Reading: Choosing the Right Location

Location is one of the most important things when people choose a property. Some clients want to live near the beach, while others prefer a quiet village or the town centre.

Our agency has properties in different parts of the area. Some apartments are close to shops, restaurants and cafés. These locations are popular with tourists because everything is within walking distance.

Families often look for quiet neighbourhoods. They want to be near supermarkets, schools and medical services. A safe street and easy parking are also important.

Many foreign buyers dream of a house with a sea view. They like peaceful places, but they also want easy access to the town and the airport.

When I show a property, I always talk about the surrounding area. I explain where the nearest beach, bus stop, supermarket and pharmacy are.

A beautiful house is important, but a good location can make everyday life much easier.

6. Prices and Property Costs

Reading: Understanding the Cost of a Property

When clients look for a house or an apartment, price is usually one of their first questions. They want to know how much the property costs and what other expenses they need to pay.

In our area, rental prices depend on the size, location and condition of the property. An apartment near the beach is often more expensive than a similar apartment in a small village.

For example, a one-bedroom apartment may cost 600 euros per month, while a larger apartment with a sea view may cost 1,000 euros. These are example prices, and actual prices can be different.

Clients also need to ask about extra costs. These may include electricity, water, internet and building maintenance fees.

When someone wants to buy a property, there are other expenses, such as taxes, legal fees and agency fees.

I always explain the costs clearly before a client makes a decision. It is important to understand the total price, not only the rent or the selling price.
